Asbestos Surveys - Types
Asbestos Maintenance Survey
Originally known as type 1 and type 2 asbestos surveys, we offer what is now
called a Maintenance Asbestos Survey.
This type of survey is largely a visual survey to allow clients to comply with
the Control of Asbestos Regulations.
Two asbestos surveyors will visit your premises and identify any materials that
could contain asbestos. Where necessary, they will test the suspected materials to determine whether or not
asbestos is actually present and will record the findings in the asbestos register for the property.
The asbestos register is compiled by the asbestos surveyor and is essentially a
document to help people who are less familiar with your property, to ascertain whether there is a risk of exposure
to asbestos by working on or in your building.
During the survey, photographs are taken of any suspect materials, for easy,
visual identification later. These photographs are also included in your asbestos register.
A floor plan of your building is also drawn at the time of the visit and any
photographs taken are cross-referenced on this so that others can easily determine where asbestos containing
materials are to be found.
The register will also contain specific advice concerning any materials
discovered. The advice will depend on the type & condidtion of the material, it's location and the risk of
disturbance with resultant asbestos fibre release.
In most cases, it will be perfectly acceptable to leave materials in place. The
purpose of the asbestos register and regulations is not to remove asbestos containing materials from
buildings.
Demolition / Refurbishment Asbestos Surveys
Previously known as a Type 3 Asbesto Survey, this type of asbestos is necessary
for any building (or part of a building) that is to undergo major refurbishment.
The reason is to prevent the accidental exposure to asbestos by demolition or
construction workers, who are the people most at risk from such exposure.
The demolition survey is much the same as the maintenance asbestos survey, but
instead of being purely visual in nature, is likely to involve some disturbance to the fabric of the building, as
all areas (as far as paracticable) of the building need to be examined.
This type of survey will also probably involve more sampling of suspect
materials, since it is important to rule more materials out, as people's health and safety is at risk.
Again, at least two asbestos surveyors will attend the site, draw up floor
plans, take photographs and smaple materials for testing.
Because of the sampling and the potentially destructive nature of the survey,
this type of survey takes longer and will cost more than a maintenance survey, though in general terms, the extra
costs come down to the number of samples that are taken.
